As part of my HNC in construction course, I require assistance in carrying out and documenting a stock condition survey.
Key Objectives:

- Focusing on key components including the kitchen, bathroom, heating system, and windows.

- A comprehensive report documenting the findings of the survey is necessary. This should detail the condition of the elements, with an emphasis on the aforementioned components.
Required Skills and Expertise:
- A background in construction, specifically in carrying out and interpreting condition surveys.
- Excellent report writing skills to produce a comprehensive document of the findings.
- Detailed knowledge of the structural components of a building, particularly windows, heating systems, bathrooms, and kitchens.

The housing stock comprises of 15,150 properties:
Newly houses built less than 18 month old - 850
Houses constructed 2008 – 3,000
Flats built between 1975 -1985 (25% have electric heating systems) – 5,000
Houses built between 1975 -1985 – 2,000
Houses built between 1900 -1912 (50% single glazed, 15% secondary glazed) - 4,300
The survey strategy should address the following:
- The design of a survey form template
- An understanding of samplings methods
- The design of a priority condition rating system
- How current age and lifespan is to be assessed
- How surveyor variability will be addressed
You should produce a 2500 word stock condition survey strategy using your own home or other
dwelling to undertake a pilot study in order to test its robustness.
