Sixteen years ago, we embarked on the journey of creating the Mitchell's Plain Festival to commemorate the 35th anniversary of Mitchell's Plain as a vibrant and dynamic community. In 2008, it was far from conventional for major brands to partner with us, and large-scale events within this community were virtually unheard of. Yet, through perseverance and determination, we gradually persuaded brand managers, marketing executives, CEOs, and even board chairpersons that Mitchell's Plain is not an isolated enclave. The challenges faced by this community are no different from those encountered in Sandton, Constantia, Bishopscourt, or Camps Bay. The support of the corporate sector is crucial, and the media's role should extend beyond merely highlighting negative events; it must also celebrate the positive developments taking place within the community. The community proudly hosts four formal shopping precincts: the historic Mitchell's Plain Town Centre, Liberty Promenade Mall, Westgate Mall, and Watergate Mall, all offering hundreds of thousands of fully-let trading space. Additionally, there are ten smaller shopping complexes scattered across the area, including Strandfontein, as well as thousands of informal traders contributing to the local economy. Mitchell's Plain is not only a viable but also a powerful community in which to do business. With close to one million residents or potential consumers, it remains a cornerstone of the Western Cape's economy. The community also holds great promise as a potential hospitality hub, and homeowners should explore the feasibility of creating AirBNBs in their underutilized spaces. 🎉🎂 Oakleaf turns 19 🎈🥳 Written in the wonderful words of our founder @Richard Colgan ... Monday 4th July 2005 was a momentous day for me - it was the day I got the train into London for the very first day of Oakleaf Partnership: my own personal Independence Day. I remember it vividly - it was both super exciting and absolutely terrifying in the same breath! 19 years have passed since that day and when I reflect on what we have collectively achieved I'm both humbled and proud. I took a huge leap of faith (in my own ability!) to invent and launch Oakleaf, but the Oakleaf is a symbol of courage after all! With a big mortgage and school fees to pay, it simply had to work. Thankfully, despite the challenges we have faced over the years, from the GFC to Covid and beyond, we enter our 20th year as committed to our customers as ever. Our corporate values and purpose (created and owned by Team OP) totally underpin our culture which, in turn, helps drive the way we treat our colleagues and our customers. At Oakleaf, we don't differentiate between clients and candidates - we only have customers - and I believe this is a unique differentiator in an increasingly crowded market. Over the last couple of years, we have expanded into both the Middle East and Europe, as well as broadening the product offering with our Technology, Change & Transformation (TCT) business. Our local leaders have a huge impact on the success of our communities and investments. Since coming to Georgia I decided to research Atlanta’s Mayor Andre Dickens. Since taking office in January 2022, Mayor Dickens has influenced Atlanta's real estate landscape through various initiatives. Here are a few: 1. Affordable Housing: Launched projects to add over 5,000 affordable housing units, aiming to address the city's housing needs. 2. Development Projects: Supported sustainable urban growth with initiatives like the Atlanta BeltLine expansion and the Gulch redevelopment, intended to revitalize underutilized areas. 3. Regulatory Improvements: Implemented measures to streamline permitting and zoning processes, aiming to reduce bureaucratic obstacles for developers. 4. Public-Private Partnerships: Facilitated collaborations between the city and private developers, resulting in mixed-use developments like Westside Park and Centennial Yards. Mayor Dickens' term is set to run until January 2026. It will be interesting to see how these initiatives will shape Atlanta’s real estate sector. Main Street Specialist Leigh Young, AICP recently spent time with the board of directors from the Historic Lapeer - Main Street DDA during their annual board retreat, working on examining their Transformation Strategy and related strategic planning for the organization. #MichiganMainStreet communities deploy transformation strategies to articulate a focused, deliberate path to revitalizing or strengthening a downtown or commercial district’s economy. Grounded by both an understanding of the underlying drivers of the local and regional economy, as well as community feedback and engagement, a Transformation Strategy should describe a market position that the commercial district can successfully fulfill. An effective Transformation Strategy serves a particular customer segment, responds to an underserved market demand, or creates an authentic destination. Simply stated, a Transformation Strategy is a comprehensive economic development strategy that guides the direction of the revitalization journey and, over time, transforms the district. I was reading this article this morning by Greg Heinz from Crain's Chicago Business about Mayor Johnson's first year in office. Normally, I try to stay away from this as this is above my pay grade to comment. However, I felt the need to opine on this topic to be helpful. In my opinion, I think the Mayor has two directions for the next three years: to be a firefighter or developer. So, what do I mean? Every Mayor in some form or fashion is faced with unpredictable and unprecedented crisis. This was on full display during the Lightfoot's Administration with COVID-19, civil unrest, and the humanitarian crisis. Emanuel and Lightfoot had to deal with a Trump Presidency...enough said, and Daley had the 2008 Recession fallout. A firefighter puts out fires as they occur. If Mayor Johnson is not careful, he will be spending most of his time putting out fires that he did not start and it will drown out his agenda. Plus, it will be about his personality and how he reacted/responded rather than his results. So, what do I mean by a developer. Not in a real estate sense but as a visionary that lays out the plan and makes it a reality for the City. When Emanuel stated he wanted Chicago to be a "Global City", the public disregarded his aggressive personality as he laid out what that meant for the City by improving our transit from rail modernization projects to the O'Hare Airport expansion to making Olive Harvey Community College the transportation, distribution, and logistics hub. The initiative was felt across the City. The same could be said about Lightfoot with Invest South/West Initiative (ISW), Google, and the casino. Mayor Johnson must create his own narrative rather than it being dictated by crisis or pressure from various groups. His signature slogan of "Building a Better, Stronger, and Safer Chicago" will need to materialize in a way that is similar to Emanuel and Lightfoot so that it becomes real to Chicago. Maybe one way to materialize Mayor Johnson's slogan is by making Chicago the leading City by having the fastest growing population, tourism, jobs, etc by focusing on innovative projects throughout the City... An under-represented project...and yes I will always bring it back to Chicago's far south side, it's my job...is touting this $4 billion investment of the Red Line Extension that will transform the area creating thousands of jobs and economic development opportunities. Another is how do we make the entire lakefront a global attraction and accessible to all Chicago. Could we have Elon Musk design a magnetic monorail system that follows DuSable Lakeshore Drive from Lincoln Park to Pullman. What role can the Chicago Park District play in ensuring Chicago has the facility to be competitive to host events and earning the revenue rather than gifting it to the Bears. Or becoming the ETOD-n-Chief by prioritizing sustainable ETOD projects throughout the City. Or making significant investments in becoming the first major "Urban 20-Minute City.
