Compass CEO and Founder Robert Reffkin appeared on CNBC's "Closing Bell" yesterday and shared how existing home sales are down while new construction home sales are up. He highlighted how Clear Cooperation disadvantages individual home sellers compared to real estate developers and builders, which NAR excluded from Clear Corporation's marketing restrictions. For years, the traditional way of selling your home has been part of a system that has disadvantaged individual sellers. How the most well-known websites in real estate have built their business models hurts homesellers - placing negative insights on homeowners listings such as days on market, price drops, home value estimates, crime risk, and weather risk. On the other hand, real estate developers and professional homebuilders are protected from these negative insights because they are not forced to enter their listings into the MLS by NAR’s Clear Cooperation Policy. Since real estate developers and professional homebuilders are carved out of the Clear Cooperation Policy, they can also ensure the listing agent they hired receives all listing inquiries, as the person who knows the most about the home and therefore can better serve the seller. Clear Cooperation forces individual homeowners to list on the MLS, which almost always results in their listings being syndicated to hundreds of sites that hide the listing agents' contact information and where listing inquiries are sold to 3rd party agents. People’s homes are their most valuable financial asset, and they deserve the best return when they sell them so they can buy their next home, feel secure in their retirement, or pay for their child’s education. Compass reported its second quarter 2024 earnings results today. Continuing to outperform the broader residential real estate market, our agents delivered $65 billion in sales volume and completed 60,390 transactions, generating $1.7 billion in revenue for the quarter, a 14% increase year-over-year. Compass also achieved an all-time high for net income of $20.7 million, while increasing quarterly market share to 5.13%. These strong results are thanks to the undeniable momentum that our agents and employees have built – demonstrated by 4 of the last 5 quarters of our company being free cash flow positive.
