Your client wants non-LEED materials. How do you ensure sustainability without compromising their vision?

First of all, there is no such thing as “LEED-certified” materials. LEED is a building rating system requiring documentation for full buildings.

It is wise to consider local sourcing! This essentially reduces transportation cost and associated emissions and supports economy for your local community. Find out local suppliers of lumber, stone, or other materials that align with your client's needs. You can also investigate opportunities for salvaged or reclaimed materials that add a unique character to the project.

Balancing your client's desire for non-LEED materials with sustainability can be tricky, but it's doable. From my experience, it's about finding creative alternatives. For instance, propose locally sourced or recycled materials that align with their vision but aren't necessarily LEED-certified. Highlight how using natural lighting and ventilation can reduce the building's footprint. Engage the client in a discussion about the long-term benefits of sustainable practices, like energy efficiency and reduced operating costs. By creatively integrating their preferences with sustainable choices, you can ensure the project is both environmentally friendly and aligned with their vision.

I will echo what Jodi said, LEED-certified means nothing. Local/ regional sourcing can make the most impact when everything about the material is regional include raw materials extraction to distribution looking at full life cycle can help with carbon footprint reduction

While LEED is popular, explore alternative green building standards that might better suit your client's project. Investigate options like Living Building Challenge for a highly sustainable approach, Green Globes for a budget-conscious choice, or WELL Building Standard for a focus on human health and well-being within the built environment.

It will be great to look at other programs especially Living Building Challenge- Red List, eliminating certain chemical classes can help with worker and occupant health.

This message is very confusing. Materials are not LEED certified or WELL certified. These are building standards. Materials can support these standards but using terms as “ certified” is an inaccurate and not helpful.

Look out for alternate innovative materials! Research for rapidly used renewable options like bamboo for flooring or fast-growing trees for framing. Explore bio-based materials like mycelium for insulation or recycled plastic composites for structural elements. These options can offer both the sustainability edge and the desired aesthetics.

Again Materials are not certified by LEED. There is Living Product Certification available for certain materials. Innovative materials are great choice, it would be good to look at green chemistry for innovative building materials

This reduces the overall environmental impact and can lead to long-term cost savings for your client on energy bills.
