This project has been scanned into Revit and partially completed. I need a freelancer who is a regular user of Revit, has experience with down-to-the-stud remodels of residential structures, and is reasonably fluent in English.
The subject property is a 3-story building with an unfinished, walkout basement for a total of 4 floors, each floor approximately 1200 SF. The final goal is to remodel the existing building into either a 3-plex or a 4-plex depending on what the local Zoning Board of Adjustment will allow. Phase 1 is to use the as-built RVT files and redesign the building as a 4-plex with sufficient detail to be acceptable for application to the Zoning Board of Adjustment to get a variance. The ZBA will primarily be focused on the sitemap showing the additional parking, setbacks, etc., but the proposed floorplans can be persuasive, which is why I want to include them in the application package.
To be completed by January 7, 2025:
1. The work product should be delivered in at least two digital formats: RVT and PDF. Site plans, elevations, and 2D floorplans should be available in PDF format intended for printing on an 11”x17” sheet of paper.
2. Integrate an existing conditions survey provided by a local, licensed surveyor in DWG format with the existing RVT project so that everything is in RVT format. The existing conditions sitemap provided by the surveyor should converted to PDF for printing.
3. A set of 2-dimensional plans showing the as-built structure, 1 page per floor, plus sufficient elevations for the board to understand the massing of the building in PDF format.
4. A set of 2-dimensional plans showing the new design, 1 page per floor, and elevations of any exterior that is changed. Obviously, the goal would be to move as few walls as possible. I’ve included a link below to the partially developed RVT files so you can gauge the quality of the starting RVT and RCP files, a more detailed, written description of what should be included on each floor and general design goals, PDFs of the as-built floor and framing plans, and marked up PDFs showing notes and suggestions for the proposed floorplans. As of posting this job, I do not yet have the DWG file for the survey.
