I'm seeking a finance-savvy Excel expert to help troubleshoot a spreadsheet. The main issue revolves an IRR calculation. Ultimately, I want to solve the problem and understand where I went wrong. This could be an easy, 5 minute fix.

I have 3 phases of a project. Each phase has an attractive IRR. But combining the phases yields an error for the combined IRR. I don't understand where I went wrong. Help me fix this and explain what I did wrong.
