I'm seeking an experienced architect to develop a detailed 2-D plan for a proposed two-storey (Ground + First floor) residential and commercial building on a south-facing plot measuring 38x38 ft (1444 Sq. Ft.). Key project requirements include: Ground Floor: - The ground floor should accommodate a parking space (for one 4-wheeler and two 2-wheelers) and a 2 BHK residential unit. - The design should incorporate a single washroom for the residential unit, as I don't require multiple bathrooms. - I want a spacious living room and a large kitchen to be a priority in the design of the residential unit. First Floor: - The first floor is planned as a girls' hostel. The design should maximize the number of rooms and allow for conversion into multiple 1 BHK units. - Each room should be equipped with beds, adequate lighting and ventilation, and a study area. - A common kitchen and dining area, a study room or library, and a recreation area are not required as per the current design. Staircase: - The staircase should be external and wide steps for easy access and safety railings are required. - Weather protection for the staircase is not necessary. General Requirements: - The design should adhere to Vastu Shastra principles. - Maintain a minimum 5ft margin from the roadside and a minimum 3ft margin on other sides of the plot. I am open to revisions on the submitted plan and expect payment to be made upon 100% satisfaction with the work. Please feel free to reach out for any clarification.
