I'm seeking a skilled 3D artist to create a modern exterior render for a 36-unit, low-income, 2-story housing project. This project is set on a .9-acre site in San Antonio Texas and requires only exterior details. The 36 units must be broken up into a minimum of two structures encompassing 20 units and 16 units or at the most 3 structures, The property is zoned MF33 which allows for a density of 33 units per one acre. This .9 acre site allows 30 units with an added 20% density bonus for 6 more units for a total of 36 units. The project must contain a multi-purpose common area building of approximately 1200 to 1500 sq ft. Parking: There must be adequate parking for residents and visitors (including multi-purpose building) Requirements: - The design should prominently feature natural stone wainscoting, composite siding, and a standing seam metal roof. - The color scheme should be neutral tones and should derive color from the materials used and not require painted surfaces, ever. Regarding square footage and footprint density: Lot Coverage: This refers to the percentage of the lot that can be covered by buildings. The specific lot coverage for MF-33 zoning is 50%, meaning that buildings can cover up to 50% of the lot's area. Setback Requirements: Front Setback: A minimum of 20 feet from the front property line. Side Setback: A minimum of 5 feet from each side property line. Rear Setback: A minimum of 10 feet from the rear property line. Height Limitations: The maximum building height allowed in MF-33 districts is 45 feet. Ideal skills for this job include: - Proficiency in 3D rendering software - Experience in architectural visualization - Strong understanding of modern design elements.
