Expert GIS Analysis for Global Car Wash Expansion

I need a Geographical Information Systems specialist to locate me in around 100+ locations around Malaysia (most locations from here), Indonesia, Thailand, Philippines & Australia to set up car washes.
The Business Model around the car washes largely depends on volume - hence traffic matters. Think Petrol station, No one really leaves the house to go to the petrol station, your running errands, you realise fuel is low, you stop by to pump gas. same here, you drive the car, Car is dirty you stop by for a wash.
The Car Wash Model in the US is extremely successful and the traits of a successful locations are said to be.
1. Proximity to Retail – We’re not just talking about any retail here. We’re talking about proximity to high-frequency retail.
These are places where drivers are going several times a
week, such as grocery stores.
2. Residential Proximity: Evaluate the closeness to residential areas, as a nearby customer base can ensure consistent demand.
2. Traffic – While simply counting cars won’t tell you a lot, there is data behind the traffic that passes a site than can be predictive. You want to be where people are going, not necessarily where they live. You want to be on the list of places they stop when they are running errands or
commuting home at night.
3. Driver Demographics – Again, we’re not necessarily concerned with whether the residential population is increasing or decreasing. Rather we need to look at the demographics related to the traffic we are seeing. What is the age of these drivers? What is their income? These can help predict if these drivers are likely to use your wash and what pricing strategies may or may not work.
4. Visibility – It’s not enough to just have a location that is front and center on a busy road. The type of road can also make a difference. If it’s a limited-access highway with a 55-mileper-hour speed limit, you’ll need large, flashy signs to catch people’s attention. You will likely be more successful on a
road that has a 25 or 35-mile-per-hour speed limit.
5. Ingress/Egress – How easy it is to enter and exit your property is also critical. If a road has a median that prevents an easy turn onto the site, that can be a problem. Likewise, if there is heavy traffic preventing a smooth and safe exit, that can also be an issue.
I want the freelancer to study the locations of car washes in the US. come up with measurable metric based on the four points above for a successful car wash chain. and even new insights of a successful car wash location.
Chains to Study in the US
- Rocket Car Wash (New - more data has been processed to determine site location)
- Mister Car Wash
- Zips Car Wash
- Quick Quack Car Wash
For example: Age group of 20s - 50s, Traffic speed around average of 40Km/h.
Then come up with traits desired of a local car wash conveyor company that crucially need volume.
Then, using those traits and their GIS expertise. Identify exact sites (3 per town mentioned) to set up Successful Conveyor Car Washes that can wash around 40 cars an hour and 640 cars a day.
Either Set up locations or buy up existing Car Washes, best to buy if possible.
Towns that information is needed.

The focus should be on Malaysia for now.
The output should be two research papers. The first research paper is produced, vetted & then focus is defined for the next research paper (2)
1. Showing the chains that were studied and traits of a successful location & The actual real-time metrics of these successful locations (Numbers needed here)
2. Shows the recommended Car Wash sites around SEA cities & 3 potential locations around each cities.
As mentioned there should be a checkpoint in the middle, and then the next paper is produced.
The freelancer should use public data sources such as government databases and traffic monitoring systems. The output should be delivered in PDF format. The freelancer should only use public data sources and existing studies for data points.
There should be 3 papers of research. The first one to study the first page
