I'm looking for a professional architect to create a detailed floor plan for a residential complex.

About the project:
The building should be a cube of around 25x25x25m (or 24x24x24m, there’s some flexibility). Basement parking plus services, with slightly raised ground floor. The building sits on a plot of land that is 30x90m. One side of the building will be next to the main road, and as well as the basement parking, will have some street level parking. The other side of the land will have a pool, and is directly facing the beach (no other buildings between this plot of land and the beach. This is aimed at a high end client base, so you would need to justify the number of floors, with 3-4 units per floor. [Clarification, the 30m side is the beach front facing side, the land is thin and long].

What is required:
The main requirement is to design a floor plan for the residential units (from 1st floor onwards). Ground floor and surrounding area are not required, but it wouldn’t hurt to have a rough plan. The most important thing to note is that ALL UNITS must have a beach view, this is non-negotiable. The floor plan should be practical, efficient, and comply with standard building regulations. They should also consider services (lift lobby, service elevator, fire escape, server rooms, ducting, etc). They should also be designed with consideration to construction costs through arranging rooms in an efficient manner and keeping all floors mostly uniform/identical. The floor plan should also maximize external views and ensure all bedrooms have access to natural light. Finally, special consideration should be made for the penthouse as either a single mega-unit or split in to 2 units maximum, as these can be sold at an extra premium price.

Minimum Submission Requirements:
1. Floor plan for every residential floor, ensuring all units have direct beach view.
2. Floor plan for penthouse floor, providing extra luxury feel.
3. Dimensions for all rooms, corridors, and spaces (in meters).

Optional Submissions (for a higher score):
- Proposed furniture layout for typical units to show space utilization.
- Luxury and high end considerations for space layout, more spacious is more important than more rooms, while optimizing design to reduce unusable space.
- Ground floor layout, including integration of pool and access to outdoor areas.
- Full site plan.
- Exterior sketches or renders showing the 25x25x25m cube design.
- Basement layout including structural elements, entry/exit ramps and parking dimensions.
- Energy efficiency considerations (the plot is facing East).
