I'm looking for a professional designer to create a complete floor plan and elevations for my new home, with a modern farmhouse aesthetic and efficient use of space. Please ask any questions to make sure you understand any requirements or preferences.

Key Requirements:
- Work with our initial concept and dimension constraints, but adapt and improve
- Total interior square footage of 1300-1400 (not counting loft space)
- 3 bedroom, 2 bath; or 2 bedroom plus bunk/flex room
- Integrate surrounding views and access to outdoor spaces
- Follow the 'L' shaped design in the attachment which also shows space between trees to follow (if dimension constraints are not followed, the project will not work)
- Include elevations
- Use a modern, open floor plan farmhouse style
- Can be 1 or 2 story. If two story, prefer master suite upstairs.
- Include a large loft with stairs to access. This may be the landing to master suite, or separate.
- Include small balcony from upstairs loft or master suite
- No garage, but it is a plus to plan for that addition in the future
- Vaulted living room ceiling
- Make efficient use of space

Ideal Skills:
- Strong interior design background
- Proficiency in modern farmhouse aesthetics
- Excellent spatial awareness and planning skills
- Design software proficiency

Most likely the contest holder will not award anyone and just screenshot the designs he likes and not pay a penny. Freelancer needs to fix this.

Your project is almost the complete design of a house, floor plans and elevations, this is a contest, the prize offered does not compensate for the risk of participating against many people and in the end possibly not winning anything.

There are contests that pay $100 USD for just designing a room or a bathroom. #increaseprize
