EXCEL - Financial Modeling Expert for Commercial Real Estate Investment

I'm in need of a seasoned financial modeling professional with a focus on commercial real estate rental. Need to create a financial evaluation model for investing in rental real estate assets, specifically commercial real estate in the United States, which is easy to take information from an asset sales brochure and be able to have an idea of the returns.
On the other hand, the administration expenses incurred by the stripcenter for management fees will be reflected in another income statement as income since another company managed by us will be the one that manages the assets and must also be profitable.
Key Responsibilities:
- Create comprehensive financial models based on the data from real estate brochures.
- Determine the viability of financing options: bank loans (approx. 6% interest), or using personal capital.
- Conduct in-depth analysis of assets available on [login to view URL], including cost per square foot and typical expense percentages.
Data Sources:
- You will be provided with brochures from sellers, personal notes and research, as well as country-specific information including taxes and other relevant factors.
Ideal Skills and Experience:
- Extensive knowledge and experience in Excel financial modeling.
- Familiarity with commercial real estate assets preferred but not mandatory.
- Ability to learn quickly and understand new assets.
- Strong analytical skills and attention to detail.
This project requires someone who can not only crunch numbers but also develop a good understanding of the assets being evaluated. Your expertise will be key in determining the most suitable financing route for each investment opportunity.
