Comprehensive Masterplan for Kid-Friendly Resort

I'm looking for an experienced and efficient architect or planner who can design a well-researched, detailed project for a hotel resort dedicated to both adult and child activities. The main focus is on children's activities, however, the resort facilities should also accommodate adults. Short concept details: We own a 115.000 sqm land together with around 10.000 sqm already built surfaces (hotel, restaurant, SPA, bistro, gym, indoor cinema, etc.). The concept of our complex is based on the idea of complementarity. The focus of the business will be permanently oriented towards offering our guests high-quality services, as we all want. At the same time, our focus will be on attracting as many guests as possible from among children between the ages of 3-4 and up to the age of 14-15 and even high school students. This objective of ours would mean the main source and also the most important source of income. The complex will include functions and activities intended for both children and adults. During the summer holidays (June 15-September 15), the complex can accommodate over 600 children and 80 adults (teachers or chaperones) simultaneously. Going to camps lasting 5 days, practically, we will accommodate, every summer season, up to 10,800 children and up to 1440 adults, teachers or companions. The complementarity comes to the point where, in the remaining 9 months of the year remaining available, we can organize many complementary events, using practically the same staff structure, the same club facilities, the same accommodation capacities. Specifically, the vision is to be able to organize the following: - Themed day trips for children throughout the year - 5-7 day themed camps for children throughout the summer - Sports camps throughout the whole year - Sports competitions throughout the whole year - Adult themed camps (retreats, weight loss camps, meditation and yoga camps, etc.) throughout the year - Business events (team building, trainings, conferences, product launches, etc.) throughout the year - Private events (weddings, baptisms, anniversaries, birthdays, parties, etc.) throughout the year Our objectives are to generate desirability and to be a place where everyone wants to go and spend time with friends, family, colleagues, a place where service and attention will be at the highest standards, where the focus will be each individual and we want any of those who will cross our threshold to be extremely pleased with the experience. We want to offer unforgettable experiences, to pay attention to details, to pay attention to each guest and his needs, to offer the complete package of services so that everything our guests will find there offers an experience worthy of telling and unforgettable. We are advantaged by a strategic position, very close to the country's capital, Bucharest, and thus, we can reach extremely many target audience segments. Mini-golf tracks 8. 4 tennis courts 9. Karting racing track 10. ATV and motocross dirt track 11. Outdoor and indoor swimming pools 12. 2 padel courts 13. Outdoor cinema/amphitheatre 14. 4 Ping-Pong tables 15. Soccer field 16. Events centre 17. Aqua park 18. A lot of relaxation areas (hammocks, gazebos, benches, outdoor pillow seating, etc.) 19. Parking lots and drive through alleys 20. Bar/terrace for drinks and relaxation 21. Campfire area The desired architectural style is the classical modern. Combining a classical country club/golf club atmosphere with the childish, colorful and joyful areas, we want to inspire a recreational, simple and relaxed mood with effortless access to facilities. (one video for each activity area + one general video) NOTE 1: all the source file will be delivered at the end in order for a milestone to be completed NOTE 2: all the buildings stay in the same position - we cannot move or change the building position on site, we cannot change the building volumes, doors and windows. We can make decorations on the exterior walls and we can make them look nicer but we cannot move the buildings. We can add more buildings (gazebos, activity pavilions, the indoor swimming pool pavilion, the garden bar+terrace, stables for animals, garages and other features). NOTE 3: we cannot change the location for the 4 clay tennis courts and the soccer field. NOTE 4: all the garden should be "instagramable". Everywhere you place yourself in the garden, should be a great place to take a picture and place it on social media NOTE 5: we want to have and include in our garden special kind of elements. We need someone that will focus on details and provide us with a spectacular garden. NOTE 6: the alleys in the complex should be easy to use also for walking, cycling, pedal karting, running. (*as i wrote earlier, it's important for us to be able to have educational courses for kids regarding traffic signs, road education, safe and defensive road walking/driving so, we can use these alleys to do that and make the alleys be the car route for traffic education with traffic stops and traffic signs and painted roads (see the legoland track in Germany - it has this kind of activity for kids) NOTE 7 - VERY IMPORTANT: for clarity and for not having any misunderstandings, i require that you provide a sample of quality work (*from other projects, it does not even needs to be yours) before we get into a contract. For each type of file that needs to be delivered, i want to have a sample upfront. This file that you will provide before starting working on my project will be the file that will clear the exact quality that the final files will be provided and will be a comparison at the end. The milestone can be considered final at the moment you provide the deliverables at the promised quality.
