Description: We are seeking an experienced Financial Modeling Consultant with in-depth knowledge of affordable housing development, specifically in the state of Florida. The ideal candidate will have expertise in affordable housing underwriting models, including the integration of grants, subsidies, and funding programs, and will guide us in improving our financial models and making strategic financial decisions. Responsibilities: Review and refine our existing underwriting model for affordable housing projects. Develop a new financial model, if necessary, tailored to our project needs. Analyze grant programs, subsidies, and other funding mechanisms relevant to affordable housing in Florida. Provide insights into compliance requirements for state and federal funding programs (e.g., LIHTC, HUD). Help us structure the model to include development costs, funding sources, operational projections, and contingencies. Offer strategic advice on financial decisions and project feasibility. Qualifications: Proven experience in financial modeling for affordable housing development. Strong understanding of affordable housing funding programs, grants, and tax incentives in Florida. Expertise in developing pro forma models and subsidy layering. Familiarity with compliance and reporting requirements for state and federal programs. Exceptional analytical and problem-solving skills. Excellent communication skills and ability to explain financial concepts clearly. Preferred Qualifications: Experience working with LIHTC, HUD, or other Florida-specific housing programs. Background in real estate finance or development.
