Job Title: Freelance Architect for Multi-Use Building Project in Daly City, CA USA We are seeking a highly creative and experienced freelance architect to design a modern, beautiful, and functional multi-use building in Daly City. The project consists of commercial and residential spaces, including a storefront, parking garage, and condominiums. We are looking for a designer who can blend aesthetics with practicality to create a standout building. Project Overview: • Location: The project is located at 6854 Mission Street, Daly City, CA USA with an additional entrance from Miriam Street. • Floor Layout: • First Floor (Entrance from Miriam Street): Due to the slope of the lot, the entrance from Miriam Street will be at a lower elevation and will serve as the first floor of the building. This floor will be dedicated to parking and must accommodate part of the required 50 parking spaces, utilizing tandem parking where needed. This level will also include stairwells and two elevators to access the upper floors. • Second Floor (Entrance from Mission Street): The entrance from Mission Street will be at street level and align with the second floor due to the natural slope of the lot. This floor will include additional parking spaces to meet the total requirement of around 50 spaces. The remaining space on this floor will consist of a storefront and a common room for condominium residents. • Third Floor and Above (Condominiums): The residential condominiums will start on the third floor and extend upwards. Each of the 3rd to 5th floors will have six condominium units, consisting of two 2-bedroom units and four 3-bedroom units. These designs should be modern, functional, and appealing. • 5th Floor (Penthouse Level): Four luxurious 4-bedroom units. • Top Floor (Penthouses): Two expansive 2-story penthouses, approximately 3,000 square feet each, with five bedrooms. These penthouses should reflect modern luxury, with spacious and creative designs. We are looking for a designer who can effectively use the lot’s slope to create a functional and aesthetically pleasing design, maximizing parking and living space while meeting safety regulations and local building codes. Deliverables: • Complete floor designs for all levels, including the parking garage, storefront, and residential units. • Floor designs for entrances to all condominium units, ensuring a seamless flow from the elevators and stairs. • Elevation drawings for the building exterior. • Sections of key areas including parking, elevators, and residential spaces. • Renderings of the building exterior and interior spaces. • A complete layout for parking spaces to accommodate approximately 50 cars across the first and second floors, including the use of tandem parking where needed. • Penthouse design: A highly creative and spacious layout that stands out in terms of modern design and functionality. Requirements: • Experience with designing multi-use buildings, particularly with retail and residential components. • Ability to maximize parking and create efficient layouts for common areas. • A creative approach to designing both standard and luxury living spaces, especially with the penthouses. • Knowledge of local safety regulations, including escape routes and fire safety. • A portfolio showcasing previous projects that demonstrate creativity, modern design, and attention to functionality.
