COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $120,000 - $160,000 plus bonus potential. Eligible to participate in the company benefits plan. We offer health, vision, dental, and pet insurance. Summary
The Director of Utility Accounting (“Director”) is responsible for the management and oversight of the utility billing and management team and the utility billing platform for their assigned portfolio of communities. The Director is head of a team of Utility Accounting Managers and their Property Accounting Teams and is directly responsible for the quality and timeliness of their team's work, as well as the satisfaction of the company's utility billing clients. To successfully manage these responsibilities, the Director must have technical expertise in all facets of real estate accounting and have a strong working knowledge of property management operations and utility billing and management processes. Furthermore, the Director must have strong communication and leadership skills to effectively manage their accounting team as well as correspond with the company's clients.
RESPONSIBILITIES (Including But Not Limited To)
- Ensure the company's utility accounting functions are carried out effectively and timely.
- Ensure financial reporting timeliness and quality, along with the on-time payment of utility accounts and the accuracy of utility charges added to resident ledgers.
- Oversee the processing of utility payments and resident utility ledger charges monthly at all assigned communities.
- Work with the company's clients to ensure their satisfaction related to utility billing and accounting functions. This includes, but is not limited to, timely and professional on-going correspondence, representing the company during new client enements, as well as representing the company's utility management accounting team during challenclient discussions.
- Participate in the implementation of utility billing software and tools, including learning it’s use, documenting process and collaborating with the software provider to deliver services to Cardinal’s portfolio.
- Develop standard operating procedures related to utility bill payment and resident utility billing, including resource creation and process documentation to be used in training and onboarding of future Cardinal team members.
- Provide training to team members throughout Cardinal Group as needed to implement and establish the utility billing services at Cardinal.
- Collaborate effectively with different departments to implement a new utility billing offering at Cardinal, including the property accounting department, Cardinal Group Management’s systems and operations teams, and others as needed.
- On-going leadership responsibilities include participation in initiatives and meetings with the company's senior leadership regarding, but not limited to, current issues, platform improvements, and client needs.
- Additional tasks as may be assned by your Direct Report or senior leadership of the company.
- Uphold and further the company's culture, values and mission.
- Bachelor's degree in Accounting required. CPA and master's degree in Accounting preferred.
- 5-7 years' experience in real estate accounting.
- YARDI, Entrata, RealPage experience preferred.
- Excellent leadership skills and the ability to manage a full accounting platform and its team members.
- Strong Knowledge of generally accepted accounting principles (GAAP), and their proper application within the property management and real estate industries.
- Strong knowledge of the real estate and property management industry, including operations, construction, transactions, financing, taxes and compliance.
- Expertise with common technical accounting skills and accounting concepts, journal entries, adjusting journal entries, debits, credits, operating expenditures, and capital expenditures.
- Expertise with advanced technical accounting skills and accounting concepts, transaction-related bookkeeping, mapping financials to the company's chart of accounts, fixed assets, construction-in-progress, investments, debt, members' equity, and balance sheet reconciliations and analysis.
- Strong working knowledge of property management account software, including the ability to set-up new communities and accommodate client request.
- Strong working knowledge of Microsoft Word, Excel and Google Suite.
- Ability to read, analyze, articulate and compile financial reports.
- Excellent interpersonal skills and willingness to assist with additional tasks, including improving the company's accounting and financial reporting platforms.
- Excellent time management and business correspondence skills.

- Ability to embrace change and new ideas.
