Job Description
To supervise and coordinate the maintenance of the entire hotel facility, including physical building structure, mechanical, electrical, and life safety systems within budget, to ensure a well maintained, attractive and safe hotel.
CORE FOCUS AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Supervises Property Operations Department (Engineering and Rehabilitation), Architects, Engineers, Designers, Landscapers and Contractors involved with rehabilitation, building addition projects and maintenance to provide a well maintained facility. Good administration skills and the ability to perform under pressure are necessary.
- Maintain a safe and efficient operation of the entire hotel facility, including physical building structure, all mechanical and electrical systems, including life safety and code requirements existing and new. This requires excellent knowledge in the electrical and mechanical fields, building systems and construction.
- Organization and coordination of the Property Operations Department personnel.
- Budget development analysis, forecasting, and reconciliation for all facets of the repairs, maintenance and special projects (capital).
- Supports other operating departments in their day to day requirements and contributes pertinent information regarding building facilities, using the skills and expertise at his/her disposal.
In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the General Manager based upon the particular requirements of the hotel.
- Supervise the overall day to day operations of the Property Operations Department Inclusive of the staff and supervisors.
- Maintains effective energy management and preventive maintenance programs for the facility.
- Maintain and develop quality personnel with training programs.
- Adhere to all corporate and property required purchasing policies and controls, including contractor bid policies.
- Maintain appropriate supply of materials and equipment to support needs for normal day to day operating and maintenance requirements.
- Maintains an organized system within the department for inventory, maintenance, and storage of tools, materials and equipment necessary to execute the required activities of the department.
- Coordinate and prepare all building contracts and service agreements.
- Provide engineering functions for exhibits and meetings and handling of requests and charges for same.
- Ensure timely preparation and completion of all capital improvement projects.
- Attend staff, budget, rehab, forecast, safety, and financial review meetings.
- Hold daily line staff meetings, monthly department and energy conservation meetings.
- Responsible for hiring, interviewing and performance reviews.
- Assigns and verifies completion of all maintenance requests throughout building in a timely manner.
- Reports on a regular basis to the General Manager; apprises him/her of the building conditions and performance of the Property Operations Departments progress on special projects.
- Conducts building inspections and visually assesses the safety and required maintenance of the facility, issuing reports to correct deficiencies.
