The mission of Famicos Foundation is to improve the quality of life in Greater Cleveland through neighborhood revitalization, affordable housing, and integrated social services.


Famicos Foundation provides affordable housing to four distinct populations: senior citizens, low – to moderate income families, the disabled and those who have been chronically homeless. Additionally, the organization provides a host of social and community services to its residents and the community at-large. More than 900 residents reside across 22 properties in the 5-square-mile area of Hough, Glenville, St. Clair and Superior. These buildings are served by Property Managers who ensure rents are current, provide referrals for rental assistance, and who see after the maintenance and social needs of residents. Oversight of these managers and properties are in the purview of the Director of Property Management, of whom we currently have need.


The Director of Property Management makes sure all Property Managers and the Maintenance Supervisor are well-versed in the regulations that govern affordable housing and in providing the type of services that are required for full occupancy. The Director Interfaces with a broad spectrum of stakeholders: real estate partners, leadership, operations staff, regulators, and community officials, e.g., code enforcement, and inspectors from regulators/cities.


The person in this position:

·       Creates and manages the annual operating budget

·       Works with the Finance Director on CAPX budgets, as well as the monthly financial reporting packages for the

properties

·       Serves as HUD Coordinator for the organization

·       Maintains and updates the HUD EIV master; trains staff on updates

·       Assigns EIV to staff and maintains the manual

·       Maintains and updates Operational Manuals (including Technical and IT)

·       Ensures acquisition of staff training and compliance

·       Works with the Asset Manager and Maintenance Supervisor to oversee the protection of the integrity of the

properties.


The successful candidate for this position will be well-versed in:

·       HUD 4350.3 rev. Manual

·       All Section 8 programs

·       Permanent Supportive Housing

·       Housing First policies (811/236/ PRAC/PAC)

·       Tax credit property management

·       Blended partnerships

·       Blended occupancy


The person selected for this position will have:

·       Exceptional leadership skills

·       Strong negotiation skills


Other requirements:

·       Minimum of 10 years of property management experience

3-5 years of supervisory experience

COS certification

·       Certified Property Manager

·       Tax Credit certification 

·       Well-versed in HOTMA regulations

·       NSpire highly recommended


Also must have:

Valid driver’s license

Up-to-date automobile insurance

At least 5 years’ documented leadership experience

Experience managing a large, multi-site property portfolio
