This position will sit in the Grapevine location 5 days a week.


Summary

Working under general supervision, the Real Estate Manager prepares initial lease documentation, conducts lease negotiations, and prepares related documentation for final approval by management. The primary business objective of this position is to act as an asset manager for the portfolio and ensure renewals and relocations are negotiated to the benefit of GameStop.


Essential Job Duties And Responsibilities

  • Leverages existing relationships to negotiate new locations, relocations, and renewals with the company’s largest Landlords across the domestic portfolio.
  • Responsible for the successful renewal of existing leases and relocations when appropriate and necessary.
  • Negotiate very high volume of lease renewals for mall and strip center stores; identify appropriate changes to lease terms in order to protect GameStop’s interests.
  • Evaluate the advantages and disadvantages of existing sites, in partnership with the local District Manager, Regional Director, and/or other internal and external sources.
  • Make lease determinations and recommendations with respect to legal issues and policy issues.
  • Proactively acquire all necessary information to make sound decisions in advance of critical dates. Conduct research as needed to ensure that lease terms are appropriate with the current market, location, and other additional factors.
  • Provide timely recommendations and suggested courses of action to the Head of Real Estate.
  • Prepare Real Estate Committee documents and any related paperwork.
  • Construct, organize and maintain various spreadsheets.
  • Track and meet all critical dates (lease expirations, option notice dates, etc).
  • Collaborate with other internal partners (Construction, Legal, Store Operations, Accounting, etc) regularly.
  • Contribute to special requests and projects as needed and take the lead when appropriate.

BASIC AND PREFERRED QUALIFICATIONS (EDUCATION And/or EXPERIENCE)

  • High school diploma or GED required; Bachelor’s degree from an accredited program in business or other related program preferred
  • At least 4 years of experience working in a real estate department for a national retailer or developer negotiating lease renewal terms.

  • Working knowledge of various major real estate markets
  • Proficient ability to communicate effectively with others using spoken and written English.
  • Demonstrated ability to negotiate contract terms in a forthright, professional, and tenacious manner for the benefit of the company.
  • Proficient project planning skills, including the ability to organize, prioritize and control job responsibilities in order to meet deadlines in an environment with overlapping and potentially conflicting priorities.
  • Demonstrated capacity for gathering and scrutinizing data to identify issues, opportunities, patterns, and sustainable business solutions.
  • Proficient knowledge of Windows-based business computers and Microsoft Office programs; specifically, Excel, Outlook and Word
  • Ability to work collaboratively with others; conducts working relationships in a manner acceptable to others and to the organization.
  • Consistently demonstrates a commitment to GameStop policies and procedures, including but not limited to, attendance, confidentiality, conflict of interest, and ethical responsibilities.
