Role Overview:


Bricksave is seeking a dynamic and driven Residential Renovation and Construction Manager to join our expanding Real Estate team. As the Owner’s representative, this pivotal role involves leading the post-acquisition property onboarding process, overseeing the execution of repairs and renovations across multiple projects, and ensuring all work aligns with Bricksave's high standards. You will act as a Superintendent and you will be reporting directly to the Portfolio Manager, you will be crucial in enhancing asset performance and value through strategic renovation and asset management.


Key Responsabilities:


  • Project Scoping and Planning: Develop detailed repair and renovation scopes in collaboration with local vendors to ensure all projects meet Bricksave's quality standards and client expectations.
  • Performance Analysis: Regularly assess project speed, cost, and quality metrics, implementing corrective actions to optimize performance and address any issues.
  • Team Management: Oversee 3-4 field-based renovation crews, managing daily operations and ensuring the timely and effective completion of all renovation activities.
  • Vendor Sourcing and Management: Identify and establish relationships with new vendors as needed. Negotiate contracts and pricing agreements to maximize value while minimizing costs.
  • Quality Assurance: Conduct site visits to monitor progress, maintain quality standards, and address issues. Implement rigorous quality control measures to ensure projects meet specified requirements.
  • Strategic Partnerships: Forge and maintain strategic partnerships with vendors to enhance value delivery and improve renovation efficiency.
  • Cross-functional Collaboration: Work closely with the Acquisitions, Property Management, and Transaction teams to prepare properties for rental or sale, ensuring they are market-ready.
  • Stakeholder Communication: Keep stakeholders informed of project milestones, updates, and challenges, including the Portfolio Manager, Transaction Manager, Head of Real Estate, and other cross-functional teams.
  • Process Improvement: Proactively identify opportunities for process optimization, efficiency gains, and cost savings. Contribute to the development and implementation of best practices and standards.
  • Technology and Data Utilization: Leverage technology and data analytics to drive informed decision-making and optimize project performance.
  • Adaptability: Quickly adapt to changing priorities and project needs, driving continuous improvement initiatives to keep Bricksave at the forefront of the industry


Required Skills/Qualifications and Experience:


  • 3-5 years of experience in residential construction/renovation management.
  • Hands on renovation or construction experience preferred.
  • Strong technical and verbal communication skills.
  • Expertise in estimating residential construction and renovations projects.
  • Proven experience in managing residential construction and renovations projects.
  • Professional experience as a contractor or similar role is advantageous.
  • Highly organized with excellent project management skills and attention to detail.
  • Ability to thrive in a fast-paced and ambiguous environment.
  • Analytical mindset with strong problem-solving abilities.
  • Willingness to travel as needed.



Location:


This is a hybrid role, requiring responsibilities to be performed in the field and from your home office for a portion of the week, with an option to work remotely. Candidates must be based within a 50-mile commuting distance of the Chicago, IL market.
