Overview

The Hotel Associate Asset Manager will play a crucial role in supporting the asset management team by providing comprehensive financial and operational analysis for a portfolio of hotels. This position involves monitoring the performance of hotels, conducting market industry research, and preparing detailed reports to assist in strategic decision-making. The position will support the Hotel Asset Management team in meeting the team’s objectives of enhancing asset value by monitoring hotel operator results and collaborating with them to increase revenues, control costs and maximize flow through to EBITDA while properly maintaining asset quality and guest perceptions. The Hotel Associate Asset Manager will work alongside the Hotel Asset Management team and assist in reviewing financial metrics and reports including portfolio and hotel profit and loss statements, STR data, sales and revenue management data, and hotel forecasts.


RMR principally invests in hotels through Service Properties Trust (NASDAQ: SVC) a real estate investment trust that owns 220 hotels located throughout the United States, Ontario, Canada, and Puerto Rico and net leased retail properties; and Sonesta International Hotels and Resorts. SVC’s portfolio consists of hotels managed by Sonesta International Hotels and Resorts, Intercontinental Hotels Group, Hyatt, and Radisson Hotel Group across full-service, select-service, and extended-stay brands.


Responsibilities

  • Review and analyze operating data including monthly financials, forecasts, and budgets to help Managers achieve optimum hotel performance.
  • Conduct variance analysis to identify discrepancies and provide actionable insights.
  • Ensure accurate and timely preparation and delivery of standard weekly, monthly, and quarterly market and operations reporting.
  • Track portfolio and hotel-level goals as requested by asset managers.
  • Work collaboratively with the Hotel Asset Management team with monthly, quarterly, and annual reporting.
  • As needed, participate in periodic hotel site visits to ensure hotel quality and performance against operating goals.
  • Track and provide updates on long-term portfolio and hotel-specific projects.
  • Conduct market research to stay abreast of industry trends, competitor performance, and market dynamics.
  • Benchmark hotel performance against industry standards and competitors.
  • Assist in meeting coordination, preparation, and follow-up between Hotel Asset Management and the hotel operators.
  • Complete special ad hoc projects and analyses as required.
  • Identify and enhance asset/portfolio performance through suggested revenue, expense, and capital initiatives
  • Work collaboratively with the Hotel & Senior Living Business Intelligence team on capital, renovations, reporting, and special analysis. Facilitate and consolidate information as needed from the operations asset management team
  • Assist Senior Living asset managers based on department needs
  • Document, organize, trace, and speak regularly to the performance of the assigned assets
  • Assist internal stakeholders within RMR with inquiries and special projects as needed


Qualifications

  • Bachelor’s degree required, with preferred course of study in hospitality, finance, or business.
  • Relevant Knowledge of the hospitality industry and hotel operations work experience is highly desirable.
  • Microsoft-based computer skills with Word, Excel, PowerPoint, and Outlook. PowerBI and Power Pivot, are a plus.
  • Working knowledge of property-level financial statements and the ability to understand complex pro forma models.
  • Strong analytical skills with the ability to review, analyze, and report on varied quantitative and qualitative hotel metrics.
  • Ability to excel in a fast-paced, team-centered, and results-driven environment.
  • Excellent verbal and written communication skills.
  • Independent, creative, resourceful, and shows strong initiative
  • Self-motivated, detail-oriented, well-organized, and results-driven professional.
  • Ability to meet varied travel requirements. Currently, approximately 30% travel requirement.
