Senior Vice President, Portfolio Management (Sunset Park)

Department Overview: The Asset Management (AM) Division is at the forefront of managing NYC's largest and most diverse portfolio of real estate and transportation assets. The AM Division is responsible for the linking policy goals with full life-cycle management of its broad portfolio, including retail spaces, commercial buildings, industrial sites, ports, public markets, theaters, and major campuses through capital planning, design and construction, asset and facilities management, and enterprise operations.

Sunset Park Overview: Sunset Park is a critical hub due to its extensive industrial waterfront and has evolved from traditional manufacturing sites to modern innovation and production spaces, attracting a range of businesses from startups to established companies in technology, design, and artisanal manufacturing. The neighborhood's waterfront location offers substantial development and sustainability opportunities for the strategic development and revitalization of Sunset Park that not only aim to preserve its rich cultural heritage but also to stimulate economic growth and quality of life for its residents.

The Sunset Park portfolio includes three marquee campuses, each with a unique role in the overall ecosystem and on-going investment and economic development efforts underway such as the Climate Innovation Hub.

  • The Brooklyn Army Terminal (BAT) is the premier affordable hub for modern industrial businesses, entrepreneurs, and working families in NYC that sits on a 97-acre water-front lot with a NYC Ferry Terminal. The campus is made up of two large 8-story buildings in addition to a few ancillary buildings totaling 4 million square feet and over 100 tenants and 4,000 employees.
  • A 36-acre urban waterfront campus, the Made in New York Campus will provide 325K SF for creative manufacturing and media production on the North Campus, and 700K SF of soundstages for film and TV on the South Campus.
  • Constructed in the early 1970s, Brooklyn Wholesale Meat Market is in the Sunset Park neighborhood of Brooklyn. The market is a critical food distribution hub that consists of two buildings with a total gross built area of approximately 175,000 square feet with 21 tenants engaged in meat and poultry processing, fish, produce as well as distribution.

Position Overview:

The Senior Vice President of Sunset Park is an executive level leadership role responsible for overseeing and owning all aspects of the Sunset Park Portfolio. Reporting to the Executive Vice President of NYCEDC Asset Management with significant interface with the NYCEDC President's Office, this position demands a dynamic and strategic leader experienced in managing and leading large real estate portfolios through development and repositioning.

This pivotal role is responsible for overseeing the performance and strategic direction of the Sunset Park area, encompassing a broad range of responsibilities from operational management and P&L accountability to strategic planning, leasing, and capital improvements across complex campuses and who can represent the division and department in high-level negotiations, public affairs, and high-stake environments.

Essential Duties & Responsibilities:

Strategic Management and Planning:

  • Lead the overall strategic vision for the Sunset Park portfolio, ensuring alignment with NYCEDC's broader economic development goals.
  • Develop and implement comprehensive strategies for campus development, maximizing the potential of the area's diverse assets.

Financial Oversight and Performance:

  • Manage the portfolio's P&L, ensuring financial targets are achieved while maintaining operational excellence and efficiency.
  • Co-develop financial processes, oversee budgeting, financial forecasting, and financial planning processes to enhance profitability and cost-effectiveness.

Leasing and Tenant Relations:

  • Drive the portfolio's leasing strategy to optimize occupancy and revenue generation.
  • Cultivate strong relationships with tenants, ensuring high satisfaction and retention rates, and negotiate lease agreements that benefit both NYCEDC and its stakeholders.

Capital Program Leadership:

  • Direct capital programs across the portfolio, ensuring projects are delivered on time, within budget, and to the highest standards.
  • Coordinate with the Design & Construction team to manage project development from inception through completion.

Stakeholder Engagement and Community Relations:

  • Serve as the primary liaison with community leaders, city officials, and other stakeholders to foster partnerships and community support for various projects.
  • Ensure initiatives consider community feedback and contribute positively to the local environment and society.

Team Leadership and Organizational Development:

  • Mentor and lead a multidisciplinary team, fostering a culture of professional development, innovation, and operational excellence.
  • Develop talent within the team, providing opportunities for growth and enhancing team capabilities to meet strategic goals.

Operational Excellence:

  • Ensure all operations adhere to city regulations and environmental standards, promoting sustainability and risk management.
  • Implement best practices in property management and facilities maintenance to ensure asset preservation and value enhancement.

Minimum Qualifications:

  • Master's degree in Business Administration, Real Estate Development or Finance or related field preferred.
  • Minimum of 10 years in leadership roles within real estate or asset management.
  • Proven track record in strategic planning, financial management, and operations with significant leadership experience in managing large-scale, complex projects, or within significant organizational divisions.
  • Demonstrated organizational, communication and negotiation skills.
  • Evidence of strategic decision-making and a track record of successful project completions, knowledge of industry standards, and familiarity with relevant technologies and methodologies.
  • Proficiency in financial and property management planning, policies, and ERP systems.
  • Financial fluency and acumen, including budget preparation, capital planning, management of P&L or operational experience in overseeing design development, project delivery, and or facility operations.
  • Experience with enterprise resource management and large and complex, or blue-chip client organizations active in large real estate portfolio management or development.
  • Experience with NYC or municipal private-public partnerships preferred.
  • New York City residency is required within 180 days of hire.

Salary Range

$150,000—$160,000 USD
